Overpriced, badly presented, sitting there for months, chipped down by a buyer who knows exactly how long it has been on Rightmove. The second pool is what drags the average down.

So the 5.8% is not a discount you should budget for. It is the price of getting the first six weeks wrong.

If you are selling, that means the number you launch at matters more than almost anything else you will decide. If you are buying, it means the homes that have been sitting a while are where your negotiating room is, and the fresh, well-presented ones are where it isn''t.

Bricks, mortar and time

It is easy to get pulled into the month to month chatter. Homes are a long game.

Go back seven years to 2019 and the average BN11 home sold for £271,397. Today it is £276,976. That is £5,579 of growth, or 2.1%.

I am not going to dress that up as a windfall. It is slow, and set against the last few years of inflation it is close to flat in real terms. What it does show is that this postcode held its ground through a genuinely turbulent stretch, which is more than a lot of places managed. If you bought here to live rather than to trade, that is the number that matters.

What this means for you

Whether you are tucked away off Chesswood Road or right in the middle of town, the message is the same. The market is moving, it just isn''t rushing.
