Worthing house prices in October 2026: what the BN11 numbers actually mean

By Susi Knightwell, Susi Knightwell Properties (Keller Williams). Last updated 21 October 2026. Data as of 1 October 2026.

The short answer: Worthing house prices are stable, not collapsing. In central Worthing (BN11) the average asking price is £292,112, down 3.2% on last month. Sold prices are up 8.2% over seven years. There are around 500 homes for sale, so buyers have plenty of choice and sellers need an honest price from day one.

I specialise in family homes in Worthing, because I have a family that lives in a home in Worthing. Each month I read the BN11 numbers so you don’t have to. Here’s what they say, in plain English.

What are house prices in Worthing right now?

The average asking price in BN11 is £292,112. Over the last 12 months, 393 homes sold at an average of around £285,000. Here are the numbers at a glance:

Is Worthing a buyer’s market?

It leans that way. With around 500 homes for sale and about 29 selling each month, only around 6% of homes on the market sell in a given month. At that pace there’s well over a year of stock.

For buyers, that means choice and room to talk price. For sellers, it means your home isn’t just being compared with the one down the road. It’s being compared with hundreds of others on Rightmove and Zoopla.

How much do homes cost in Worthing by type?

Home typeAverage asking priceChange on last monthHomes for sale
Detached£572,729down 8.2%72
Semi-detached£540,526down 2.7%57
Terraced£449,993up 2%74
Flat£259,633up 0.3%366

Two things stand out:

  • Detached asking prices have dropped by more than £50,000 in a month. Sellers are adjusting to what buyers will actually pay.
  • Flats are around two thirds of everything for sale. That pulls the headline average down. If you own a family home, the £292,112 figure isn’t your market. Look at your own type.

What is the price per square foot in Worthing?

The BN11 average is £356 per square foot. By type: semi-detached £398, terraced £392, detached £382 and flats £352. It’s one of the fairest ways to compare homes of different sizes, and a good reality check on any asking price.

Have Worthing house prices gone up over time?

Yes, but steadily rather than spectacularly. Average sold prices in BN11 are up 8.2% on seven years ago, from £263,403 to £284,873. Flats have risen more slowly, up 2.5% from £209,224 to £214,511.

Worthing has held its value. But this isn’t a market where rising prices will rescue an over-optimistic asking price.

What has sold at the top end of Worthing?

Character and family homes still attract serious buyers. Some of the biggest BN11 sales in the past year:

  • West Parade, detached: £1,200,000
  • Brighton Road, Bayside Apartments, flat: £975,000
  • Manor Road, semi-detached: £925,000
  • Chesswood Road, 8-bed semi-detached: £895,000
  • Hailsham Road, 5-bed detached: £885,000

Homes between the shore and the South Downs with real character are still selling. They sell when the price is honest and the presentation does the home justice.

What does this mean if you’re selling in Worthing?

Let’s do this differently. Here’s what I’d do with these numbers:

  • Start with an honest price. Homes that sit get discounted. The first two weeks matter most.
  • Stand out. With this much stock, a standard set of photos won’t cut it. This is why I do the edit: professional photography, film and copy that sounds like a human wrote it. Here’s how I sell homes in Worthing.
  • Know your real competition. On the home visit I’ll show you exactly what’s for sale near you and what similar homes have sold for.

What does this mean if you’re buying in Worthing?

  • You have room to negotiate, especially on homes that have been on the market a while.
  • Get your finances lined up. Sellers favour buyers who can move with certainty.
  • Judge value by sold prices, not asking prices. More on buying in Worthing here.
